Average real estate prices in Turkey revealed: Which province has the most expensive homes?

The average housing price in Turkey has seen an increase in July, with monthly real price changes returning to positive territory, according to Emlakjet and Endeksa data. While Ankara leads major cities in annual price increases, Muğla continues to hold the title for the most expensive province in terms of average housing price and per-square-meter value.

The July 2026 Housing Value Report, compiled by Emlakjet using Endeksa data, indicates that the average housing sales price nationwide reached 5,212,875 Turkish Lira. The average price per square meter for housing was calculated at 41,703 Lira. Over the past year, housing prices per square meter have increased nominally by 23.3%, though the inflation-adjusted annual change stands at -6.6%. In July, prices saw a nominal increase of 1.9% and a real increase of 0.5% compared to the previous month, reversing the -0.2% monthly real change observed in June.

Among the 30 provinces with the highest housing sales volume, Ordu recorded the largest annual price increase per square meter at 32.4%. Ankara followed with 28.7%, then Kocaeli at 28.5%, Denizli at 27.1%, and Elazığ at 26.9%. Ordu was also the only province to remain in positive territory for annual real change, with a 0.4% increase. In contrast, Ankara's annual real change was -2.5%, and Kocaeli's was -2.6%.

Within Turkey's five largest provinces by population, Ankara led in annual housing price per square meter increase at 28.7%. Istanbul saw a 26.5% increase, Antalya 25.8%, Bursa 21.7%, and İzmir 21%. Average housing prices per square meter were recorded as 65,078 Lira in Istanbul, 55,495 Lira in Antalya, 53,974 Lira in İzmir, 38,674 Lira in Ankara, and 36,083 Lira in Bursa. The average housing sales prices were 7,158,580 Lira in Istanbul, 6,476,880 Lira in İzmir, 6,104,450 Lira in Antalya, 5,027,620 Lira in Ankara, and 4,690,790 Lira in Bursa. Istanbul's average housing price increased by approximately 1.3 million Lira over the year, rising from 5,864,958 Lira in July 2025 to 7,158,580 Lira in July 2026.

As of July 2026, Muğla had the highest housing price per square meter at 87,244 Lira, followed by Istanbul, Antalya, İzmir, and Çanakkale. Muğla also ranked first in average housing sales price at 11,341,720 Lira, with Istanbul, Aydın, İzmir, and Çanakkale following. Meanwhile, housing sales across Turkey totaled 123,603 units in July, a 17% decrease compared to the same month last year. Istanbul led in sales volume among the five largest provinces with 22,594 units sold.
