Developers Dispute Unrealistic Price of Brno's Cooperative Housing

Brno's politicians have faced criticism from developers over the pricing of a new cooperative housing project, despite promises made since 2018 to provide affordable homes for young families. The pilot project, located on Kamenný vrch and featuring 353 units, is finally set to break ground in September after extensive preparation.

Buyers are expected to pay nearly 108,000 Czech crowns per square meter for these cooperative apartments. This price point is approximately one-third lower than the average cost of new constructions, which stood at 158,000 crowns per square meter in the second quarter. The initiative aims to make homeownership more accessible in a rapidly appreciating market.

However, developers argue that the advertised "cooperative" price is unrealistic and does not align with the actual costs involved in construction. They contend that the price point may not be sustainable or reflective of market realities, raising questions about the project's financial viability and the methodology used to determine the lower cost.
