Government to release land for over 4,700 new private homes in second half of 2026

Singapore's government is set to release land for 4,745 new private homes in the second half of 2026, significantly boosting the housing supply through its Government Land Sales (GLS) program. This move aims to meet growing demand and stabilize the property market.

With the sites planned for the latter half of the year, the total confirmed supply for 2026 is projected to reach 9,320 units. This figure represents an increase of more than 50% compared to the average annual supply over the past decade. Minister for National Development Chee Hong Tat highlighted that this injection will bring the total pipeline supply of private homes, including executive condominiums, to approximately 61,000 units. Around 32,000 of these units are expected to be available for sale within the next two years.

The confirmed list for the second half of 2026 includes eight private residential sites and one "white site" – a plot that allows for flexible development. These sites are expected to provide space for 83,350 square meters of commercial use in addition to the new homes. The Ministry of National Development (MND) confirmed these details in a recent press release.

Furthermore, the reserve list contains eight private residential sites, one commercial site, two white sites, and two hotel sites. These are not immediately available for tender but can be launched if a developer expresses interest and offers a minimum acceptable price. If triggered, these reserve sites have the potential to add another 4,455 private homes, 104,750 square meters of commercial space, and 970 hotel rooms to the market.
