Kaohsiung's Dasu District Booms as TSMC Effect Draws Tech Families

The Dasu District in Kaohsiung's northern region is rapidly evolving, driven by the ripple effects of the semiconductor industry. The presence of TSMC in the Nanzih Science Park, coupled with the ongoing development of the Qiaotou Science Park, is attracting a significant influx of industry professionals and their families. This demographic shift is transforming the area from a nascent planned development zone into a dynamic residential hub.

Once characterized by its planned development, Dasu District is now witnessing a surge in population and a corresponding growth in essential living functions. The district, encompassing areas like Lantian, Zhongxing, and Zhonghe villages, is anchored by Kaohsiung University, Lantian Elementary School, and Lantian Park. This concentration of educational and recreational facilities, combined with a low-density residential environment and well-organized street grids, offers a distinct living experience compared to traditional urban centers.

Evidence of this transformation is visible in the district's demographic and economic indicators. The population of Lantian Village has surged by 86.7% over the past decade, reaching over 12,600 residents. Furthermore, the average household income in Lantian Village has now surpassed 1 million New Taiwan dollars, a milestone attributed to the influx of high-earning tech professionals. This economic uplift is also reflected in the increasing number of taxpayers and the growing demand for housing.

The real estate market in Dasu District is adapting to these changes. Initially, many tech professionals opted for rentals, leading to high demand and tight availability for two-bedroom apartments. However, as these professionals settle in, a trend towards purchasing homes is emerging, with a growing demand for larger units, such as 40-50 ping (approximately 130-165 square meters) apartments, catering to families. This shift indicates a move from short-term rental needs to long-term property investment.

Infrastructure development is also poised to enhance the district's appeal. The upcoming completion of the southern section of the new Provincial Highway 17 by the end of 2026 is expected to significantly reduce travel times to and from areas like Zuoying and Qiaotou. Additionally, ongoing road widening projects aim to alleviate traffic congestion around the Nanzih Science Park. While a proposed MRT Purple Line is still in the feasibility study phase, its potential future development could further bolster the district's connectivity and desirability.
