Motdong Yoonseul Xi Prices Revealed After Rumors of 100 Million Won per 3.3 Square Meters

The price of Motdong Yoonseul Xi has landed well below the figure that circulated before sales began. Market talk had put the development at roughly 100 million won per 3.3 square meters, but calculations based on the official recruitment notice place the average for standard units at about 62.87 million won.

GS Engineering & Construction opened the model home on Sept. 3 for the project, which sits on the former KT site in Seoul’s Yangcheon district. The development will comprise three buildings, rising from six basement levels to a maximum of 48 floors, with 651 residential-style officetel units ranging from 114 to 203 square meters. Parking will average 1.85 spaces per unit.

Residents-only communities can face limited demand and weakened operations, but Concord Club should have a sustainable operating base because it will also accept outside users.

The standard section contains 624 units ranging from 114 to 120 square meters. Their listed supply areas run from about 151 to 161 square meters. Depending on the floor and type, the estimated average price ranges from about 56.67 million to 69.06 million won per 3.3 square meters. The lowest standard price is 2.46 billion won for a 114-square-meter B type, while its highest price reaches 3.184 billion won.

Duplex units command considerably more. The 198-square-meter CD type costs between 6.24 billion and 6.89 billion won, while the 202-square-meter BD type ranges from 5.54 billion to 6.34 billion won. The 203-square-meter AD type is priced between 6.14 billion and 6.79 billion won.

Revenue from outside users could also help reduce residents’ maintenance-fee burden.

The development will include balconies in every unit, with four-bay layouts and two- or three-sided balcony designs depending on the type. A roughly 3,000-pyeong membership wellness club, Concord Club by Chosun, will occupy basement levels one through three. Chosun Hotels & Resorts will operate the club, which will include an indoor pool, fitness center, golf practice area, sauna and spa, and will admit outside members.

A residents-only sky community called Club Cloud will occupy the 47th floor of Building 102. GS Engineering & Construction said it will provide major appliances, imported kitchen fittings and Italian porcelain tile and ceramic panels as standard free options. Applications open Sept. 8 through the Korea Real Estate Board’s Cheong약 Home system. Applicants must be at least 19, but do not need a housing subscription account or home ownership record. Occupancy is scheduled for December 2030.
