The burgeoning technology sector in northern Kaohsiung is fueling a significant demand for office spaces, attracting major players including insurance firms and semiconductor supply chain companies eager to establish a presence. This surge in activity is prompting the planning and development of new commercial office buildings in strategic locations.

Market research indicates that areas such as Nong16, Zuoying District, Jiuru 3rd Road, and the High-Speed Rail Zuoying Station area are slated for new commercial office building developments. These locations are poised to become prime targets for technology companies. Notably, Fubon Life's "Fubon Kaohsiung Star," a 47-story building in Aozidi, Zuoying, will feature approximately 47,000 pings of commercial office space across floors 13 to 47. Its proximity to MRT Red Line R13 and Light Rail C24 stations, along with the planned integration of a third Hanshin Department Store, is expected to draw significant foot traffic.

Southern Kaohsiung's Te Ma San project alone will offer over 100,000 pings of office space. However, northern Kaohsiung has seen limited new commercial office supply, leading semiconductor supply chain companies to lease spaces along the Bo'ai Road MRT stations (R15-R11), with monthly rents ranging from NT$700 to NT$1,200 per ping. The new developments, such as the "Fubon Kaohsiung Star" and a 21-story commercial office building by Pengcheng Construction near the Zuoying District, are expected to become new landmarks, attracting major corporations and international firms seeking to establish operations in southern Taiwan.
