Seoul approves major redevelopment of Shinjeong 4-dong into 2,170-unit complex

Seoul's Yangcheon-gu district is set for a major transformation as the city has finalized its "Rapid Integration Planning" (Sintong Gihwek) for the Shinjeong 4-dong area. The approved plan will redevelop the existing old, low-rise residential zone into a large-scale housing complex featuring up to 2,170 units and buildings reaching a maximum height of 25 stories.

The site, located at 922 Shinjeong 4-dong, benefits from proximity to Sinjeong Station on Subway Line 5 and Yangdong Elementary School. It is also close to the "Yeouido Park Project," which plans to convert the underground section of the National Assembly Grand Road into a park. Despite favorable transportation, education, and green space conditions, development had been restricted by a 100-meter building height limit due to aviation regulations related to Gimpo Airport.

To leverage the area's advantages, Seoul City will provide tailored incentives, including a zoning upgrade to a Class III general residential zone, thereby increasing the legal plot ratio. The height of the buildings will be planned to be 25 stories or less, considering aviation height restrictions and the sunlight requirements for Yangdong Elementary School. The skyline will feature a stepped design, gradually increasing in height towards the center of the complex.

The plan also prioritizes child safety and convenience. A public pedestrian walkway will be created from Sinjeong Station to the main gate of Yangdong Elementary School, ensuring safe commutes for children. Additionally, childcare facilities, including a daycare center and kindergarten, will be established near the school.
