Surrey Cracks Down on Illegal Construction at Three Properties

The City of Surrey is intensifying its crackdown on illegal construction, targeting three more properties with significant unpermitted work. These actions come as part of a broader initiative launched in 2022 to address thousands of complaints regarding unpermitted construction across the city.

One of the targeted properties, located near 124th Street and 72nd Avenue, saw a garage illegally converted into six self-contained suites. A two-storey addition was also constructed without the necessary permits. City officials described the work as "egregious" and in violation of building codes and zoning bylaws.

Homeowner Mohammed Sheikh, who owns a separate house nearby, told Surrey's council that he relies on the rental income from the property, which amounts to $6,000 per month, to support his family. He cited financial hardship in paying taxes and other expenses. Despite stop-work orders being issued during construction, work on these properties continued.

In response, the city is placing warnings on the titles of the affected properties. This measure alerts future buyers to unresolved construction issues that may not have undergone inspection. Such title warnings can create complications for mortgage lenders, brokers, and insurance providers, potentially hindering mortgage renewals and insurance applications.

While the city is not ordering immediate demolition, the warnings serve as a significant deterrent and a public safety measure. Since launching its crackdown in 2022, Surrey has filed 22 notices on title, emphasizing its commitment to enforcing building regulations and ensuring the safety of its residents.
