Tainan City launches 'scam-prevention all-inclusive' service to safeguard real estate

Tainan City has introduced a pioneering initiative to combat real estate fraud, offering citizens a comprehensive "scam-prevention all-inclusive" service. This program integrates property and tax alerts into a single application, providing a dual layer of protection for residents' assets.

This integrated application form allows citizens to fill out one form and check two services, simultaneously activating 'Property Transaction Real-time Notification' and 'Tax Transaction Real-time Notification,' creating a dual protection network for property rights and taxes, like a 'scam-prevention all-inclusive' for real estate.

The new "integrated application form" allows citizens to simultaneously activate two key services: "Property Transaction Real-time Notification" and "Tax Transaction Real-time Notification." Once registered, property owners will receive immediate alerts via SMS or email whenever their land or property undergoes any changes, such as sales, gifts, mortgage registrations, or legal seizures. This ensures owners are promptly informed of any activity related to their real estate.

Beyond property ownership changes, the "Tax Transaction Real-time Notification" service specifically guards against tax-related fraud. If someone attempts to impersonate an owner to declare land value increment tax or deed tax, the system will send an instant notification. This allows property owners to detect and act on anomalies during the tax declaration phase, preventing potential financial losses.

Last year, Tainan City took the lead in establishing a 'Real Estate Scam Prevention Liaison Platform,' and to date, it has successfully blocked fraudulent cases, safeguarding citizens' assets worth up to NT$135 million.

According to Vice Mayor Jiang Lin-huang, Tainan City established a "Real Estate Scam Prevention Liaison Platform" last year, which has successfully blocked fraudulent cases and protected approximately NT$135 million (US$4.2 million) in assets. The integrated application process simplifies the procedure for citizens, who previously had to apply for property and tax alerts separately. Now, a single application provides access to both crucial protection services, free of charge.

In the past, property and tax scam prevention promotions were conducted separately, and citizens often had to apply separately. Now, through the integrated application form, only one application and one explanation are needed to obtain the protection services provided by both agencies, which is convenient and completely free.
