Taoyuan City: Overdue inherited real estate valued at NT$4.5 billion listed for 15-year management

Taoyuan City has announced that over 3,500 properties, with a combined declared value of approximately NT$4.5 billion (US$137 million), are currently overdue for inheritance registration. These properties have been officially listed and will be managed for a period of 15 years, starting from July 17.

According to the Land Administration Bureau, the list includes 3,594 parcels of land and 190 buildings. Among the notable properties are valuable lands near the Jingguo Riverside Park and the Xin Xing International Elementary School in Taoyuan District, as well as industrial land in Luzhu District. These significant assets have not yet undergone the required inheritance registration process.

If the inheritance registration is not completed within the 15-year period, the properties will be transferred to the National Property Administration for public auction. The city is strongly encouraging citizens to utilize the Taoyuan City Land Administration Bureau's website to inquire about any potential inherited real estate and to complete the necessary registration procedures.

Citizens, regardless of gender, have inheritance rights and should complete inheritance registration within 6 months from the date of death of the property owner. If not completed within 1 year, the land authority will announce it for 3 months; if still not applied for after the deadline, it will be listed for management for 15 years, and if still not registered by then, it will be transferred to the National Property Administration for public auction.

Bureau Director Cai Jin-zhong emphasized that all individuals, regardless of gender, have inheritance rights. He reminded the public that inheritance registration should ideally be completed within six months of the property owner's death. If registration is not filed within one year, the land authority will issue a public announcement for three months. Failure to apply after this period results in the property being listed for management for 15 years. Cai also advised that if inheritance disputes complicate the process, some heirs can apply to register the property under "joint ownership" for all heirs, allowing for future agreements on distribution and avoiding penalties or auction.

If the inheritance relationship is complex and it is difficult to integrate the opinions of the heirs in a short time, resulting in difficulties in estate distribution or joint application, it is recommended that some heirs can apply to register the property as 'joint ownership' for all heirs, and then carry out the estate division after all heirs reach an agreement in the future, which can avoid being fined or the property being listed for auction.
