Tucheng Housing Project Offers Unique 'Pilgrimage Group' Discounts to Boost Sales

A new residential development in Tucheng, New Taipei City, is employing unconventional marketing tactics to stimulate buyer interest in a currently sluggish market. The project, known as "Tian Hao Yun 3," is offering exclusive discounts and gifts to those who can present armbands and hats from the Baishatun Mazu pilgrimage, tapping into cultural and religious sentiment.

According to market research, the Tucheng area has seen a general lack of increased visitor traffic to sales sites. In response, developers are focusing on the Yunxiao Redevelopment Zone, which has seen a cluster of new projects. Among these is a rare ground lease project, "Fu Rong Shuang Jie A+," by Fu Rong Development. This project offers 18-27 ping (approximately 60-90 square meters) two-bedroom units, with early bird offers starting at a 380,000 NTD deposit and limited-time pricing in the low 400,000s NTD per ping (approximately $1,200-$1,500 USD per square meter), which has garnered significant attention.

Another development, "Ruo Shui Yang Cui" by Taipei-based developer Ruo Shui Environmental Integration, features 68 residential units ranging from 20-42 ping (approximately 65-138 square meters) for one to three-bedroom configurations. The project boasts architectural design by the internationally renowned Kenzo Tange, adding a layer of prestige.

"Tian Hao Yun 3," part of the Fu Mei International series, is also launching with 16-23 ping (approximately 53-76 square meters) two to two-plus-one-bedroom units. With standard floor heights of 3.4 meters and starting prices advertised from 12.88 million NTD (approximately $390,000 USD), the entry point is relatively accessible. The unique promotional tie-in with the Baishatun Mazu pilgrimage aims to attract potential buyers through a blend of spiritual connection and financial incentives.

Other projects include "Hong Bu Lang Hua Yuan," an already completed development focusing on three-bedroom units starting from 16.88 million NTD (approximately $510,000 USD) excluding parking, which emphasizes a move-in ready package with included renovations. "He Kang Shuang Hui" by Bao Jia Group is nearing completion, with expected handover by year-end, currently advertising prices in the 500,000s NTD per ping range.
