Virovitica builds 39 subsidized apartments for young people, new investment wave announced

The construction of 39 new apartments under Croatia's subsidized housing program has officially commenced in Virovitica. The project, located in the city's Southern Block, represents an investment of roughly six million euros and is specifically designed to offer affordable housing solutions for young people and families.

This initiative is one of the final projects to be implemented under the current model of the Program for Socially Subsidized Housing (POS). The government is simultaneously developing a new system for affordable housing, which is expected to further reduce prices.

Minister of Physical Planning, Construction, and State Assets, Branko Bačić, laid the foundation stone for the new building. The structure will feature a ground floor and five upper levels, containing a total of 39 apartments, each with a storage unit, and 39 parking spaces. The total net usable area will be approximately 3,150 square meters.

If the new Law on Affordable Housing were in effect today, the price would be even lower, around 1,700 euros per square meter.

Minister Bačić emphasized that while the initial sales price per square meter is set at 2,104 euros, the final cost for buyers will be reduced to around 1,900 euros due to a subsidy covering 50 percent of the paid value-added tax (PDV). He noted that under a new affordable housing law, the price could be even lower, approximately 1,700 euros per square meter. Bačić stressed that the national housing policy aims to make housing accessible for young people in quality urban environments.

Mayor Ivica Kirin highlighted Virovitica's current significant investment period, noting that housing is crucial for retaining young families. He stated that around 400 apartments are currently under construction or in preparation in the city, with 80 percent already reserved, underscoring the demand and development potential. The regional governor, Igor Andrović, deemed the project vital for demographic renewal, especially as new construction prices in Virovitica are reaching about 2,800 euros per square meter.
