Argentina's rental market is experiencing a surge in prices, even as more properties become available following the repeal of the rental law in December 2023. In Buenos Aires, the average price for a two-bedroom apartment reached $873,668 per month, marking a 17.5% increase in the first seven months of the year and a 30.7% rise year-on-year, according to the real estate platform Zonaprop.

Despite these rising costs, significant price variations exist across the country. Some cities offer rents up to 35% lower than those in the Autonomous City of Buenos Aires (CABA). A survey by Reporte Inmobiliario indicates that two-bedroom units increased by 44% year-on-year in major surveyed locations, while three-bedroom units saw a 48% increase on average.

While price hikes continue, their pace has slowed for the ninth consecutive quarter. In the last quarter, two-bedroom apartments rose by 9.02% and three-bedroom units by 8.30%. These increases still outpace general inflation, which stood at 33.8% in July according to Indec's IPC. Bariloche, in Río Negro province, registers the highest rental prices, with a two-bedroom apartment averaging $1,328,335 monthly. Conversely, San Miguel de Tucumán stands out as the most affordable city, with average rents for a two-bedroom unit at $597,000 per month. This makes it 55% cheaper than Bariloche. The trend holds for three-bedroom apartments, where Bariloche remains the most expensive at $1,733,330 per month, followed closely by Neuquén at $1,653,750.
