Downtown Asunción Hotels Face Different Reality Than Corporate Hub

Hotels in Asunción's downtown core are experiencing a different reality than those in the bustling corporate district. Roseli Roiek, general manager of Palmaroga, highlighted that attracting visitors to the center requires more than just hotel facilities. She noted that progress on initiatives and alliances has stalled since a change in leadership at the tourism ministry (Senatur).

Roiek explained that Palmaroga, located in the city center, is considered a "disadvantage" due to its distance from the corporate hub, particularly areas like Aviadores and the Conmebol vicinity. "It's the last option because of the distance," she stated. Nevertheless, Palmaroga is experiencing slow but steady growth, with occupancy and accommodation revenue showing a 20% increase across all indicators. This resilience is partly attributed to its affiliation with the Hilton chain, which provides significant brand visibility and recognition in the area.

Independent hotels without strong brand backing are struggling more significantly, Roiek observed. She described Palmaroga as the "last hotel in the city" for those coming from the corporate zones, with little else available in the immediate downtown area afterward. She acknowledged that downtown hotels are likely losing clients to their corporate counterparts, as the latter are performing much better. While some visitors might choose downtown for hotel infrastructure, local activities, or personal preference, the appeal of the area is diminishing, exacerbated by deteriorating street conditions like cracked pavement and water-filled potholes.
