Kaunas residential complex "Kauko vilos" named best in Baltic states

The "Kauko vilos" residential complex in Kaunas has officially transitioned from a vision to a reality, with construction fully completed and residents already inhabiting the unique development. An international commission of architecture and real estate experts has officially recognized its excellence, naming it the best residential project in the Baltic states for 2025.

Located on the Žaliakalnis hill slope, the project occupies the site of the legendary former "Kaukas" restaurant. It comprises three residential buildings designed to echo the natural topography of the area. The complex offers eleven apartments, ranging from 64 to 300 square meters, each with a terrace or balcony. A key feature is the revitalization of the historic "Kaukas" restaurant's fountain and the creation of a sculpture park, blending modern design with historical memory.

Martynas Babilas, head of the tenant representation group at "Newsec" for the Baltic states, praised the project for its unique architectural and artistic value, noting its development in an area that had long been neglected. He highlighted the successful integration of the design with the environment and the creation of beautiful internal spaces, alongside high-quality construction.

The commission's assessment was driven by uniqueness, high architectural quality, and appropriate solutions applied in the right place, without overshadowing the environment and creating beautiful internal spaces, as well as quality construction solutions.

Mindaugas Statulevičius, president of the Lithuanian Real Estate Development Association (LNTPA), elaborated on the commission's decision. He cited the project's distinctiveness, superior architectural quality, and well-suited solutions that respect the surroundings. The success of sales, with record sums achieved for these prestigious apartments in Lithuania, also impressed the commission, indicating the project's appeal to a discerning buyer.

Significant design choices include the complete elimination of surface-level parking. All vehicles are accommodated in an underground parking facility, with modern elevators providing direct access to the apartments. This allows the ground floors to be "alive" with large windows, spacious terraces, and direct connections to the environment, transforming the remaining land into a private park. The project's commitment to quality and respect for Kaunas's modernist heritage was deemed a key factor in its international acclaim.
