Keelung Port announces tender for over 2,200 ping of land for commercial development

The Taiwan International Ports Corporation's Keelung branch has announced a significant land development tender, "Dongnuan New Village North Side Land Tender," located in Keelung City's Nuannuan District. This initiative aims to revitalize the area by offering over 2,200 ping (approximately 7,296 square meters) of prime land for development.

The site, zoned for third-class residential use (Zoning III), allows for commercial retail and dining establishments under specific low-floor and area restrictions. Recognizing that large-scale development might not yet be mature, the immediate plan focuses on enhancing the "living functions" for residents in the Dongnuan New Village vicinity. This involves attracting essential retail services and diverse dining options to quickly fill the consumption gap in the Nuannuan area.

Key advantages of this tender include its complete, contiguous land parcel, offering flexibility with four distinct blocks. The land's zoning (Zoning III) permits a building coverage ratio of 50% and a floor area ratio of 250%. Its rarity as a large, privately-owned parcel by the Ports Corporation provides unique, "uncopyable" location value for long-term investment.

Furthermore, the site boasts excellent street frontage and visibility, making it an ideal location for brands to establish their image. The development potential is highly versatile, suitable for creating cultural and creative spaces, retail malls, mixed-use commercial clusters, themed exhibition venues, or large convenience stores.
