New state company to manage former Belgrade Fair assets amid "Belgrade Waterfront" expansion rumors

Serbia has established a new state-owned enterprise, "Sava Properties 2026," tasked with managing a significant portion of the former Belgrade Fairgrounds. The company will oversee more than 16 hectares of land, including several exhibition halls, which were previously taken from the Belgrade Fair by the state in mid-2023 and registered as Republic of Serbia property.

Interestingly, "Sava Properties 2026" shares its headquarters with the prominent "Belgrade Waterfront" development company, located at Karađorđeva 48. Both entities are registered with the primary business activity of "development of construction projects," fueling speculation that the "Belgrade Waterfront" project is set to expand into the former fairgrounds.

The newly formed company's initial capital stands at approximately 13.6 billion dinars (around 116 million euros), comprised of non-monetary contributions. These contributions include the aforementioned exhibition halls and land parcels along the Sava River, with their value assessed by the City Institute for Expert Examination in May 2026. The establishment of "Sava Properties 2026" is viewed as a significant step towards clarifying the conditions under which "Belgrade Waterfront" might acquire these former Belgrade Fair assets.
