Nha Trang Resident Says Tax System Wrongly Listed 5.95 Billion Dong Debt

A household in northern Nha Trang has been told it owes more than 5.95 billion dong in land-related taxes, even though the land application behind the assessment had already been withdrawn.

The household said the Khánh Hòa tax authority sent two notices in June and July 2026 listing unpaid land-use charges and property registration fees. The notices warned that the debt could lead to enforcement action if it remained overdue. The eTax application also displayed late-payment amounts calculated on the alleged debt.

N.M.T. submitted a request and supporting documents to the tax authority on July 15, including copies of notices from the Nha Trang Land Registration Office confirming that the land application had been withdrawn in March 2026. Despite this, the tax office continued calculating the charges, recording the debt and adding late-payment penalties based on the old file.

N.M.T. said he visited the tax office three times in less than 10 days after filing the request, seeking the removal of the incorrect debt from eTax. More than a month and a half later, the issue had still not been cleared.

The head of Tax Base 2 under the Khánh Hòa tax authority said officials had checked the case and tried to cancel the old file in the tax management application. The process generated a system error, however, so the cancellation could not be completed. The office said it would update the data and notify N.M.T. once the system allowed the operation.
