Prestigious Gdynia Apartment Sells for 1.5 Million PLN Below Asking Price

A high-end apartment in Gdynia's prestigious Yacht Park complex has sold for 6.855 million PLN, a notable decrease from its original asking price of 8.3 million PLN. This transaction, representing a price drop of nearly 1.5 million PLN, highlights a significant adjustment in the luxury real estate market.

The apartment, spanning approximately 100 square meters and featuring a nearly 50-square-meter terrace with marina views, was sold by MO Real Estate. Experts in the property market interpret this sale not as a sign of market weakness, but rather as an indicator of its maturity and the realistic alignment of seller expectations with current buyer demand in the luxury segment.

He added that even for prime locations, there is a price ceiling, with real levels for top properties in Gdańsk and Gdynia stabilizing around 40,000 PLN per square meter. While some transactions may exceed this, widespread acceptance for rates above 60,000 PLN per square meter is diminishing.

Małgorzata Szrubkowska, also from MO Real Estate, emphasized that the price correction for the Yacht Park apartment demonstrates market sophistication. "In the luxury segment, it is increasingly the real price absorption capacity of the market, rather than architecture or location alone, that determines the final transaction level," she noted. The Yacht Park complex itself is a luxury residential development featuring a modern marina and a promenade with shops and restaurants.
