Sime Darby Property, ESR expand E-Metro Logistics Park

Sime Darby Property, in collaboration with ESR, is significantly expanding its E-Metro Logistics Park in Bandar Bukit Raja, Selangor, Malaysia. The project involves the development of two new Grade A logistics facilities, Metrohub 3 and Metrohub 4, which will collectively add more than 2.2 million square feet of warehouse space. This expansion is set to solidify the E-Metro Logistics Park's position as a premier logistics and industrial hub within the country.

The development is a direct response to the increasing demand for modern, high-quality warehouse facilities. This demand is fueled by the robust growth of e-commerce, the expanding manufacturing sector, and the dynamic flow of regional trade. Mohd. Zary Affendi Mohd. Arif, Deputy Mayor of the Royal Klang City Council (MBDK), highlighted that such projects are crucial for attracting both domestic and foreign investment, generating high-value employment opportunities, and stimulating growth in supporting industries, from transportation to services.

Metrohub 3 and Metrohub 4 are being developed to cater to the escalating need for advanced logistics infrastructure in Selangor. Previous phases, Metrohub 1 and Metrohub 2, have already achieved full occupancy by companies in the e-commerce, third-party logistics (3PL), and supply chain sectors. Metrohub 4, a 1.38 million square foot facility, will serve as the first pre-committed tenant, MIXUE's regional distribution center, occupying about 13.4% of the net leasable area.

Scheduled for completion in the third quarter of 2027, Metrohub 3 will offer approximately 840,000 square feet of space. Notably, it will include specialized storage for hazardous materials, addressing the rising import of electric vehicle components, such as lithium batteries. Datuk Ir. Mohd Sohimin Mohd Alayedin, Sime Darby Property's Managing Director of Property Development, emphasized the strategic importance of E-Metro Logistics Park within Bandar Bukit Raja's industrial and logistics value chain. Sime Darby Property, through its joint venture with ESR, SDPLOG, manages approximately 2.5 million square feet of warehouse space in Bandar Bukit Raja, part of its RM4.4 billion Assets Under Management (AUM).
