Pangyo, a key area, has seen its average apartment price exceed 80 million won per pyeong (approximately $5,800 per square foot). Meanwhile, Dongtan has experienced a doubling in transaction volume, indicating strong demand and investment interest. A report by SK Securities, titled 'South Gyeonggi Apartment Market Viewed Through SK Hynix Shuttle Bus Routes,' has identified 15 prime apartment complexes and a total of 140 complexes that stand to benefit from this phenomenon. The analysis covers several major areas, including Pangyo, Bundang, Wirye, Gwanggyo, Suji, Pyeongchon, and Dongtan.

The report's findings suggest that proximity to major employers like SK Hynix, coupled with convenient transportation options such as dedicated shuttle services, is becoming a critical factor for homebuyers and investors. This trend is likely to continue influencing property values and development in the region.
