For many in Taipei, proximity to the MRT is a key factor when buying a home. However, new analysis shows that the most affordable stations are not always at the end of the line.

Observing the most affordable stations on each line of the Taipei MRT, it's not always the terminal stations that are cheapest.

While the Tamsui-Xinyi Line's Tamsui station stands out as the most budget-friendly, with average prices below NT$300,000 per ping and total prices under NT$7 million, other stations also present attractive options. Yongning, Taipei Zoo, Danfeng, Xindian District Office, and Happiness stations are among the most accessible on their respective lines.

Contrary to common belief, stations just before the end of the line, such as Yongning, Danfeng, and Happiness, often offer a sweet spot. These locations typically sit at the intersection of established urban areas and developing zones. They benefit from existing amenities while also having more housing supply due to larger land development projects, which helps keep prices in check. This makes them popular among first-time buyers and those seeking a primary residence.

Even in the generally expensive Taipei and New Taipei City areas, if you extend your search outwards from the city center, you can still find relatively affordable 'price sweet spots'.

The Taipei Zoo station presents a different scenario. While its average price is still under NT$400,000 per ping, making it the only station in Taipei City with such affordability, the average transaction size is the largest at 52.7 ping. This indicates a prevalence of larger, family-oriented homes, pushing the average total price to NT$20.15 million. This area might appeal more to those looking to upgrade within Taipei, prioritizing space and environment over the absolute lowest price point.

It is worth noting that while people generally believe MRT terminal stations are cheaper, the actual data shows a different picture.

As Taipei's MRT network expands, these "price sweet spots" along the lines offer valuable opportunities. They demonstrate that affordable housing can still be found, even in a high-cost region, by looking beyond the terminal stations and considering areas with a mix of amenities, supply, and development potential.
