Taiwan's Zhunan Station to Get Underground Parking, Commercial Complex

The parking lot at Zhunan Railway Station's East Station in Taiwan's Miaoli County is undergoing a significant transformation. The county government is redeveloping the existing surface lot into an underground parking facility, a project that also includes the construction of a multi-functional commercial complex above it. This ambitious NT$4.8 billion initiative aims to tackle the persistent problem of parking scarcity at one of the region's key transportation hubs.

The new underground parking structure will provide 190 car spaces, including 29 for electric vehicles, and 285 motorcycle spaces. This addition is expected to dramatically improve the parking situation, reducing the peak-hour parking supply-demand ratio from 1.76 to 0.75 and curbing illegal parking in the surrounding areas. The project is being funded through a combination of national transportation ministry subsidies and local government funds.

The project will introduce private capital and operating teams, creating a complex that integrates dining, retail, and lifestyle services.

Beyond the parking solution, the project incorporates a Build-Operate-Transfer (BOT) and Rehabilitate-Operate-Transfer (ROT) model to introduce private investment and management expertise. The plan is to develop a complex featuring dining, retail, and lifestyle services. Local input has been integrated into the planning process to ensure the commercial offerings meet the needs of residents and daily commuters, while also carefully assessing the traffic impact on surrounding roads like Tianwen and Weixin.

The Miaoli County Government's Industrial Development Bureau emphasized that the selection of brands for the commercial complex will prioritize those that resonate with local residents and daily commuters. The goal is to create a vibrant, integrated space that serves the community while enhancing the functionality of the Zhunan Railway Station.
