Edmonton City Centre Mall to see big redevelopment under new owner

Edmonton City Centre mall is set for a major transformation under its new owner, Westrich Pacific, which secured court approval for the acquisition from Otera Capital Inc. on August 7. The property, spanning about 10 acres in downtown Edmonton, includes nearly 1.4 million square feet of office and mall space, along with four parking areas offering 2,500 stalls.

Westrich Pacific described the sale as a significant milestone, with co-CEO David Sanche calling it the "most exciting project of our careers." The developer sees "incredible potential" in the mall and believes its redevelopment can contribute to downtown revitalization. The planned transformation includes introducing new residential, retail, entertainment, and wellness uses.

The initial phase will focus on the west side of the mall, where the former Hudson's Bay department store stood, aiming to build approximately 1,500 residential units. Future phases envision a redesigned exterior, new street-fronting retail, a rooftop Nordic spa, LED displays, and a strong emphasis on entertainment and experiential destinations.

Other existing facilities at the mall include a Landmark Cinemas theatre, a Delta hotel, a food court, and offices for CBC Edmonton. With the court's approval, Westrich Pacific will now proceed with development permit drawings and detailed planning. Major construction for the first phase is expected to commence in early 2027, with subsequent phases to follow as market conditions allow.
