Entire German Village with 15 Houses for Sale for Under $1.7 Million

An entire former village in Germany's Thuringia region has been put up for sale, offering a unique opportunity for investors or those seeking a secluded lifestyle. The property, known as Larneg, is located in the municipality of Kamsdorf and spans approximately 24,000 square meters.

The listing includes 15 old stone houses, each about 100 square meters, and a newer 300-square-meter building that previously served as a canteen and community center. All structures are empty and in a "shell-closed" state, with existing water and electricity connections. The property also features its own septic system.

The asking price for the village is 390,000 euros (just under $1.7 million). The seller highlights the property's significant potential, not only due to its existing buildings but also its attractive location nestled among forests and fields, near the Saale river and the large Hohenwarte reservoir.

The current owner purchased the abandoned recreational center in 2014 with plans to transform it into a private residential complex. However, bureaucratic obstacles and building regulations, including the village's administrative status and protective zones near the reservoir, hindered these plans. Despite these challenges, the owner states that local authorities have now expressed a willingness to help resolve the property's status, potentially paving the way for future development.
