Greece cracks down on Airbnb rentals with new owner requirements

Greek authorities have initiated the first inspections of properties listed for short-term rentals, marking the initial phase of enforcing new national standards for such accommodations. The inspections target short-term rental properties, including those found on platforms like Airbnb.

Officials are contacting owners of tourist rental properties, requesting documentation that confirms compliance with technical and operational requirements established by law. Owners have a 10-day window to provide these documents. Required paperwork includes proof that the rental space is a legal commercial property with adequate natural light and ventilation, alongside documents related to spatial planning and property legalization.

Inspectors are also verifying adherence to safety and hygiene standards. Owners must present evidence of civil liability insurance, a valid electrical installation certificate, and information regarding smoke detectors, emergency lighting, fire extinguishers, first-aid kits, and pest control certifications. Contact details for emergency situations are also mandatory. The new regulations also stipulate that air conditioning must be provided, at least in bedrooms.

These new regulations have prompted questions from some property owners regarding the scope of required documentation. Some operators report being asked for receipts or invoices for items like air conditioners and fire extinguishers, which they argue was not clearly specified in the new rules. Owners note that some equipment was installed years ago or was present when they acquired the property, making original purchase documents unavailable. Non-compliance with the new requirements could lead to administrative penalties and fines.
