Greece Introduces New Rules for 'Unknown Owner' Property Claims

Greece has implemented a new legal framework to address properties listed as 'unknown owner' in the land registry. Law 5326/2026, published in the Government Gazette (FEK 125/A/4-8-2026), introduces a fully standardized procedure for establishing ownership through extraordinary usucaption.

This legislative change simplifies the process for individuals who have been in possession of such properties, allowing them to formally claim ownership. The Ministry of Justice spearheaded this reform, aiming to resolve long-standing issues of property title.

The Hellenic Association of Owners of Real Estate (POMIDA) has released guidelines detailing the new regulations. These guidelines are intended to help property owners navigate the updated procedures and understand the requirements for asserting their claims under the new law. The core change focuses on a more streamlined path for legal recognition of possession-based ownership.
