Klaipėda apartment prices surge, but sales remain strong

Klaipėda's real estate market is experiencing a significant boom, with apartment prices climbing at a double-digit pace over the last 12 months. Data from "Untu" indicates a 20.9% increase, "Aruodas.lt" reports 20.3%, and the Bank of Lithuania notes a 14.3% rise. "Ober-Haus" recorded a more modest 10.1% growth.

This surge in prices has not deterred buyers. "Untu" data shows a 2.6% increase in sales transactions in June compared to May, and a substantial 22.7% jump compared to the same period last year. The average number of transactions over the past twelve months reached 260 in early July, a 1.7% increase from the previous month and a 7.7% rise year-on-year. The first half of the year was also more active than the previous one, with a 6.9% increase in sales.

In contrast, other major Lithuanian cities show varied trends. Vilnius saw an 11.9% annual increase in transactions, while Šiauliai experienced a 13.4% rise. Kaunas registered a minimal 0.4% growth, and Panevėžys saw no change in transaction numbers.

The priciest sale in Klaipėda in June was a 219 sq. m. apartment on Bokštų Street, fetching 365,000 euros. A new 40 sq. m. apartment on Naujoji Uosto Street followed, selling for 295,000 euros. Another notable transaction involved an 87 sq. m. apartment in a renovated historic building on Gluosnių Street, which sold for 293,000 euros. Rounding out the top five were an 88 sq. m. apartment on Lelijų Street for 275,000 euros and a 62 sq. m. new build on E. Franco Street for 268,000 euros.
