KPR Hunian Manggarai Bisa Dicicil 40 Tahun, Bunga Tetap 6 Persen

PT Bank Tabungan Negara (BTN) has introduced a new mortgage program for the Hunian Manggarai housing project in Jakarta, offering an extended tenor of up to 40 years and a fixed interest rate of 6 percent for the entire loan period. The initiative aims to make urban housing more accessible and affordable for the public.

The housing units are priced under Rp600 million and are strategically located within the Manggarai Transit Oriented Development (TOD) area, providing residents with convenient access to public transportation. BTN's President Director, Nixon L.P. Napitupulu, stated that the bank's mandate is to provide housing for the people, and this scheme is designed to achieve that goal.

The Hunian Manggarai project, developed by PT Kereta Api Indonesia (Persero) through KAI Properti, will feature 3,784 units across eight towers. BTN is offering two financing schemes: the Housing Financing Liquidity Facility (FLPP) for low-income earners meeting government criteria, and non-subsidized mortgages for a broader audience, with down payments starting at 5 percent and promotional interest rates.

Napitupulu highlighted that Hunian Manggarai could serve as a model for developing affordable vertical housing in central Jakarta and potentially other areas near train stations and public transport nodes. He noted the increasing relevance of vertical housing due to the scarcity and high cost of land for landed properties in major cities, aligning with the preferences of younger generations who prioritize central locations and proximity to transport.
