Núñez Surges as Buenos Aires' Top Real Estate Hotspot, Overtaking Palermo

Núñez, a neighborhood in Buenos Aires, is experiencing a dramatic transformation, positioning itself as the city's leading hub for real estate investment. In the past year, it has overtaken Palermo in attracting new development projects, becoming a focal point for urban renewal and a prime destination for developers and investors.

Data from the Professional Council of Architecture and Urbanism (CPAU) indicates that the northern part of Buenos Aires has become the epicenter for construction permits, with projections for continued growth. This surge is attributed to the development of the Innovation Park, the expansion of the Avenida Del Libertador corridor, and the introduction of large-scale, high-end corporate, educational, and residential projects. Smaller and medium-sized projects also contribute significantly to the neighborhood's dynamic real estate landscape.

The shift in development is evident in the CPAU's indicators, which show a progressive migration of new housing and construction permits towards the north of the capital between 2023 and 2025. While 2024 saw active development across several northern districts, the following year saw activity concentrate almost exclusively in District 13, which includes Núñez, Belgrano, and Colegiales. These permit requests offer a glimpse into future urban development, reflecting projects submitted for future construction.

"As we analyze the growth dynamics of the City, the persistent advance of construction requests towards the North Corridor, Núñez in particular, is evident," stated the CPAU during a forum for professionals, entrepreneurs, and public and private sector officials. The organization, led by architect Graciela Novoa, presented its latest decennial report from the Indicators Program, directed by architect Néstor Magariños. This report highlights Núñez's consolidation as one of the city's most sophisticated and dynamic markets.
