Zagreb's Cafe Vidikovac, Famous for Its Terrace, Temporarily Closed Awaiting New Tenant

Vidikovac cafe, a beloved spot in Zagreb celebrated for its stunning terrace views, has temporarily shut its doors to visitors. The closure comes as the existing lease agreement has expired, leaving the establishment awaiting a new tenant. The public institution Nature of the City of Zagreb, which manages the property, announced the closure and the initiation of a public tender to find a new operator.

Last year, a terrace on the first floor, widely hailed as the most beautiful in Zagreb, reopened after 50 years. Now, the entire facility is on the market. The institution has published a tender for the lease of the premises, seeking a new catering offer for park visitors. While Vidikovac is closed, patrons can find refreshments at the Maksimir restaurant, Mirna koliba near the First Lake, or at the catering facilities within the Zagreb Zoo.

The tender, which closed on June 10th with offers opened on July 2nd, outlines the leased space. It includes a 200-square-meter uncovered lower terrace, a 148-square-meter covered terrace, and a 123-square-meter upper uncovered terrace offering panoramic views. The interior space, comprising a kitchen, restrooms, and storage, totals 31 square meters. The starting monthly rent is set at 2,500 euros before VAT, with no rent due from December to March.

Additional areas of Vidikovac, specifically a 6-square-meter room and a 14-square-meter terrace on the top floor, remain under the institution's possession and are not part of the lease. The new tenant must ensure unimpeded access to these areas at all times. The lease agreement is for five years, allowing the tenant to operate as a cafe, coffee shop, or buffet. Vidikovac, situated in Park Maksimir, one of Europe's oldest public parks, offers exceptional views of Zagreb and its surroundings.

The remaining part of Vidikovac on the penultimate and top floors: Haulikov's small room of 6 m2 and the terrace on top of the tower of 14 m2 are not part of the lease and remain in the possession of the Institution.
