KAI to Develop Manggarai Station Area into Jakarta's Second CBD

Under the direct directive of President Prabowo Subianto, KAI is set to transform the Manggarai Station area into what is envisioned as Jakarta's second Central Business District (CBD), a development that aims to rival the established SCBD.

The Manggarai area, we have 62 hectares that we will design to be Jakarta's second CBD, equivalent to SCBD.

This ambitious project encompasses a vast 62-hectare site, which KAI plans to develop into a dynamic, mixed-use hub. Beyond just residential units, the Manggarai CBD will integrate extensive public transportation links, including KRL, Transjakarta, and LRT. The vision includes not only housing but also vibrant commercial zones, business centers, sports facilities, and leisure areas. President Subianto's specific instruction to include five-star convention halls and hotels underscores the project's aim for world-class standards.

The development of the residential component, particularly the apartment towers, is being approached in phases. The initial phase will focus on three towers on a 2.2-hectare plot, with a second phase planned for eight towers on 1.6 hectares. KAI is targeting a construction start in July-August 2026, with the ambitious goal of completing and handing over the first units within 13 months. This rapid timeline highlights the urgency and importance placed on this project.

KAI's strategic move to optimize its substantial land assets—reportedly controlling 327 million square meters across Java and Sumatra—is a key aspect of this development. The Manggarai project, situated just 350 meters from the station, offers unparalleled connectivity and is expected to significantly contribute to the urban housing demand, aligning with the government's target of building 3 million homes.
