This strategic move by developers aims to counter the common 35% public facility ratio in newer constructions, thereby offering buyers more usable indoor space.

Developers like Dongni Construction with its "Zongtu Dalian" project in Pingtung, and Chenjun Construction with "Chenjun Meishan" near the Fengshan Reservoir, are not only emphasizing the reduced public space but also actively marketing the benefits of these lower ratios. They are presenting fully furnished model units and offering various renovation packages, from basic to light renovations, to make the homes move-in ready. This approach directly addresses the financial burden of renovation costs that often falls on young buyers.
