Warsaw New Apartment Prices Dip for First Time Since Late 2025

Warsaw's new apartment market saw a slight but significant shift in July, with the average price per square meter experiencing its first decline in nearly a year. According to preliminary data from RynekPierwotny.pl, the average offer price in the capital fell by 1% to 19,800 PLN (approximately $5,000 USD) per square meter.

This marks a notable reversal after a sustained period of price growth, with the last decrease recorded in November 2025. While the drop might seem modest, it is particularly significant for Warsaw, which is Poland's largest and most expensive housing market. Experts had previously anticipated the average price to surpass the psychological barrier of 20,000 PLN per square meter earlier in the year.

Marek Wielgo, an expert at RynekPierwotny.pl, explained that the price decrease is primarily due to changes in the structure of new supply. In July, Warsaw developers introduced more affordable apartments into the market, with an average price of just under 14,700 PLN per square meter. This is the lowest price for new offerings seen since July and October 2023.

Wielgo cautioned against drawing sweeping conclusions from this single month's data. He noted that the housing market has considerable inertia, and projects currently hitting the market were likely planned years ago under different economic conditions. While developers can influence the timing of project launches, their ability to rapidly alter the overall structure of available housing is limited by factors such as building permits and prior business decisions. In contrast, markets like Wrocław and the Tricity area saw slight price increases due to the introduction of more expensive new apartments.
