Zuoying's Future Fueled by Tech Industry and Transit Network, High-Speed Rail Station Area Leads with NT$600,000 Housing Prices

Kaohsiung is charting a bold new course, transforming the Zuoying district into a vibrant hub for technological innovation and urban living. The government's commitment to enhancing infrastructure, including the undergrounding of railways and the development of new coastal roads, signals a strategic vision for the future.

At the heart of this transformation is the Zuoying High-Speed Rail Station area, which is being reimagined as a model for transit-oriented development (TOD). This approach prioritizes the integration of transportation, housing, and commercial spaces, creating a more efficient and sustainable urban environment. The plan to adjust land use for residential and commercial purposes, coupled with the development of public facilities, is designed to support the influx of workers and businesses drawn by the burgeoning semiconductor industry, including the new TSMC industrial park.

The Zuoying High-Speed Rail Station area is already seeing housing prices in the NT$600,000 per ping range, with new projects within a 15-minute drive offering promotional prices in the NT$300,000 per ping range, showing a considerable difference in price distribution.

The revitalization extends to leveraging underutilized public land near key industrial zones like the former CPC refinery in Nantun District and the TSMC Nanzi Industrial Park. These areas are slated for redevelopment to provide essential housing and commercial services for the growing population. Furthermore, the establishment of a National Tsing Hua University branch campus at the former Zuoying Junior High School site promises to elevate educational and research capabilities, fostering a high-caliber talent pool and a competitive technological ecosystem.

The "Zuoying High-Speed Rail Technology Heart" public urban renewal project, spearheaded by the Kuo-Yang Group and Kuo-Cheng Construction, is set to become a landmark. Its comprehensive development, including Grade A offices, shopping malls, hotels, and residential buildings, alongside a new transit hub and elevated pedestrian systems, will offer premium office spaces and collaboration opportunities for the semiconductor sector.
