Entire German village for sale for under $1.7 million PLN

An entire former village in Germany's Thuringia region is on the market, offering a unique opportunity for potential buyers. The property, located in Kamsdorf and covering about 24,000 square meters, includes 15 old stone houses, each around 100 square meters, along with a newer 300-square-meter building that once served as a community hall.

The village, known as Larneg, was previously adapted into a youth recreational center and operated in that capacity for many years. All structures are currently empty and in a "shell state," but have water and electricity connections. The property also features a septic tank.

The biggest problem was the fact that the former village is not currently within the administrative boundaries of any municipality. As a result, the required building permits could not be obtained.

The current owner acquired the abandoned site in 2014 with the intention of developing it into a private residential community. However, these plans were stalled by bureaucratic hurdles and building regulations. The primary obstacle was the village's location outside any administrative municipal boundaries, preventing the issuance of necessary building permits.

Additionally, its proximity to a reservoir and associated protective zones presented further challenges. Despite these setbacks, the owner stated that local authorities have now expressed willingness to help resolve the property's administrative status. The village is listed for 390,000 euros, a price that includes the land and all existing structures.
